How Many Early Voters?

Approximately 33% of American voters are taking part in the early vote this year. In 2004, 13% less voters participated in early voting. Millions already cast their ballots due to the recent early voting laws passed in 34 states. About 20,000 Ohioans in the major urban areas were expected to show up at the polls and cast their early ballots, the process began September 30. The major urban areas in Ohio include Dayton, Cincinnati, Cleveland, and Toledo. Ohio, having 20 electoral votes, is a key state which led to President Bush’s victory in 2004.

How many Realtors and Blog Readers are early voters this year? Call me “old fashioned”, but I’m going to wait until November 4th to vote. After all, it is election day NOT election month!

Home Marketing in this Market

Would you market a home in, for instance, the Dayton Area the same way you would market a home in California? NO! Why? Because every market is different! Each market is unique to location and unique to the month and year! Would you serve hot apple cider at a June Open House? No! But you would in October! Would you hand out home flyers at a Popcorn Festival in Colorado? No! But you would in Beavercreek, Ohio! Is there as many home buyers house hunting NOW as there were last year? No! (Check out my monthly market reports for more information.) The truth is that the BEST Realtors are selling homes and have not quit. The BEST Realtors are continually striving for new and better ways to market homes, but it does take patience – and that is a virtue!

World’s Worst Photos Contest

Join the contest of bad home photos! Home photos should show a home’s best attributes, and some homes require staging. Homes should be staged BEFORE being listed and BEFORE photos are taken. Here is a perfect example of a home currently listed in the Dayton Multiple Listing Service:

Staging 101 – where is the eye drawn? First, notice the striped afghan on the non-matching blue chair. Then, take note of the piano crammed in the corner. Lastly, glance at the pet food and water dishes in front of the fireplace. The fireplace mantel is decorated with photos of kids.

Our job as Realtors is to educate our clients to assist in selling homes. Homes should have good style, good interior design, appear to have LARGE rooms, and appear to be pet-free.

Ohio September Market Report

The September Market Report in Ohio for single family, residential homes in Montgomery and Greene counties shows minimal changes. The average sale price / listing price percentage remained at 96%, which is 2% less than the Real Living Realty average. In September 2008 versus September 2007, it now takes 8 days longer to sell homes.

SEPTEMBER 2008

  • Homes Sold – 573
  • Average Bedrooms – 3
  • Average Square Footage – 1,625
  • Average Listing Price – $127,100
  • Average Selling Price – $121,768 (96% sale price/listing price)
  • Average Days on Market – 118 (40 days slower than the Real Living avg. days on market)
  • Homes Sold Price Range $1900 (E of Findlay) – $710,000 (Washington Twp SW)

SEPTEMBER 2007

  • Homes Sold – 617
  • Average Bedrooms – 3
  • Average Square Footage – 1,640
  • Average Listing Price – $130,092
  • Average Selling Price – $125,002 (96% sale price/listing price – no change in August 08)
  • Average Days on Market – 110 (8 days difference)
  • Homes Sold Price Range $2900 (Residence Park) – $1,025,000 (Oakwood)

The DOW (the US stock market index) climbed over 900 points today, ending the question “are we in need of economic rescue?” The truth is – every market is different and will always change. Why Blog as a Realtor?

A senior Realtor in my South Dayton, Ohio office asked me this time last year, “why blog?” He thought it was ridiculous, and that home buyers and sellers would never read, or appreciate, the information provided. He asked me again the other day, “How many clients did you gain so far from that blog?” The answer – tons! I believe that home buyers and sellers appreciate FREE information. I subscribe to the “get by giving” business philosophy, and I often “pay it forward”.  80% of home buyers begin their home search online AND 80% of home buyers are Gen X and Gen Y. According to an article published in September 2008:

“More than two-thirds (68 percent) of online Americans say they visit online blogs, communities or social networks, and 33 percent engage in product research online to help make purchase decisions, according to the August/September 2008 Insight Report from MarketTools – writes MarketingCharts.”
