Holiday at Home Turkey Recipe

It’s a holiday miracle! For the first time in my life, I attempted to bake a turkey and it was a success! I baked a Turkey without burning the house down! It was moist and my husband even said that it was the BEST turkey he EVER had! Now that’s a raving review! I read several online recipes and used a mixture of those recipes to create my own (see below).

Christina’s Turkey with Spice & Apple Stuffing
Ingredients
1 (10 lbs.) Turkey 
2 (6 oz.) boxes of cooked Stove Top Savory Spices Stuffing
2 medium apples, chopped
Extra Virgin Olive Oil
Directions
Preheat oven to 325 degrees.
With knife, loosen Turkey lining under skin leaving all but one edge attached.
Mix stuffing and apples in bowl.
Spoon mixture into pocket under loosened skin.
Place, skin side up, in shallow roasting pan.
Drizzle Extra Virgin Olive Oil over top of Turkey.
Roast 2 1/2 hours.
Baste with pan drippings; cover loosely with foil.
Roast an additional 2 1/2 hours.

First Time Home Buying 101

No longer wanting to rent and decided to buy a home? Great! Here are the steps to home buying:

  1. Call a mortgage professional for a 5 minute pre-approval. They will provide a ballpark figure of the total of the monthly mortgage payment, property taxes, and insurance for a particular area. It is a great way to determine the price range for house hunting.
  2. Identify the type of home and the location preferred. Make a list of home wants versus needs. The internet is a great way to begin searching, 80% of home buyers today begin house hunting online. Many Realtors offer a free online buyer search tool, such as MyRealLiving, to input home search criteria. Every time a home comes on the market that meets that search criteria it sends an email notification. Be the first to know about the newest listings!
  3. Choose a Realtor who listens well.  They will only show those homes that are of interest. It shouldn’t take more than 2 weeks to find the perfect home.
  4. Take notes when touring homes. Rank the homes 1 – 10. When the top 2 homes have been identified, schedule a second showing. The Realtor should call and ask the 2 listing agents about the seller’s motivation and see if there are any other offers.
  5. Select the right home and make an offer!

Have a Green Holiday at Home

Here are some tips for being earth-friendly at home during the holidays:

  • Through away old holiday lights and replace them with LED lights which are safer and use up to 90% less energy!
  • Don’t fill up a landfill with wrapping paper that cannot be recycled. Use alternative wrapping materials instead, such as: cloth or reusable gift or tote bags, usable items like dish towels or scarves, old newspapers, magazine pages, paper bags, or old maps.
  • Fake holiday trees also add to landfills. Consider trimming a live, uncut tree, which can be replanted outside after the holidays.
  • Don’t trash old electronics! If it still works, donate it! If it no longer works, recycle it!
  • Almost half of battery sales occur during the holidays. Purchase recharagable batteries versus regular batteries which add potentially harmful materials to landfills.

CNNMoney.com recently named Beavercreek, Ohio among the top 25 most affordable cities to live for 2008. The main reason cited for those making the Dayton area home is the availability of good jobs. Win Green Home Improvements

Dayton Power and Light (DP&L) is holding a drawing for Dayton, Ohio residents to win energy efficiency improvements for their home. The drawing will take place on Wednesday, December 17 and must be entered by December 15. DP&L will work with the home owner to provide energy saving opportunities. All enhancements to the home will be completely free – a great reason to go green! The improvements may include: new caulking around the windows, more efficient lighting provided, air conditioning tune-ups, or an entire replacement of the heating and air conditioning systems.

Ohio November Market Report

The November Market Report in Ohio for single family, residential homes in Montgomery and Greene counties shows minimal changes. The average sale price / listing price changed 1%. In November 2008 versus November 2007, it now takes 12 days longer to sell homes. The average days on market in November 2008 was 112, which is 34 days slower than the Real Living Realty average days on market.

NOVEMBER 2008

  • Homes Sold – 365
  • Average Bedrooms – 3
  • Average Square Footage – 1,597
  • Average Listing Price – $107,317 
  • Average Selling Price – $101,844 (95% sale price/listing price)
  • Average Days on Market – 112 (34 days slower than the Real Living avg. days on market)
  • Homes Sold Price Range $2,900 (in Dayton E of Wayne) – $800,000 (Kettering-W of 48)

NOVEMBER 2007

  • Homes Sold – 545
  • Average Bedrooms – 3
  • Average Square Footage – 1,629
  • Average Listing Price – $123,833
  • Average Selling Price – $119,616 (96% sale price/listing price)
  • Average Days on Market – 124 (12 days difference to November 2008)
  • Homes Sold Price Range $3000 (W Dayton-S of Third) – $1,070,000 (Beavercreek N of 35)
