Room color, materials chosen, and flooring are important but the floor plan is often overlooked. After spending money remodeling, the goal is to not end up with wasted space that can also be costly over time due to heating, cooling, and cleaning the extra square footage. HomeWorld 2009 in Dayton Ohio

For those who missed Dayton Ohio’s biggest home remodeling show, HomeWorld, make sure to schedule it for next year. HomeWorld took place February 5th – February 8th at the Dayton Exposition Center located at the Dayton Airport and was well worth the trip despite the snow! The January Market Report in Ohio for single family, residential homes in Montgomery, Greene, and Warren counties shows minimal changes. In January 2009 versus January 2008, it now takes 3 days longer to sell homes. The average days on market in January 2009 was 130, which is 39 days slower than the Real Living Realty average days on market.

  • Average Bedrooms – 3
  • Average Square Footage – 1,622 
  • Average Listing Price – $124,606 
  • Average Selling Price – $118,949 (96% sale price/listing price)
  • Average Days on Market – 127 (36 days slower than the Real Living avg. days on market)
  • Homes Sold Price Range $3,000 (in Dayton East of Findlay) – $615,000 (Beavercreek South of 35)

JANUARY 2009
