When Do You Change Your Blog and Website?

I’m always nervous when I change anything on my website or blog because I want my online presence to be a direct representation of me and my personality. It is so hard to translate that into photos and words! I love it when I meet with a buyer or seller that I’ve never met and they say they feel like they already know me from viewing my online material, particularly my real estate profile. It feels awesome to have someone compliment my blog or website because I spent so much time customizing them to my clients’ needs. I changed the blog background tonight, and I’m concerned it might be too busy. I love the new damask background! I think damask wallpaper in a bathroom looks amazing, and it is a great new trend! What do you think about the new background, and how often do my fellow Active Rainers make changes to your online material?

Little Known Fact About Dayton

Everyone knows Dayton, Ohio is nicknamed the “Birthplace of Aviation” due to being the Wright brothers hometown, but it is also nicknamed the Gem City. Why? There are 2 schools of thought on the topic. The nickname Gem City either came from a popular race horse named Gem whose hometown was Dayton OR because the city can be compared to a gem. Cincinnati is known as the Queen City, and Dayton to the north would be the gem on the queen’s crown. In a 1845 article in the Cincinnati Daily Chronicle newspaper, an author wrote that “In a small bend of the Great Miami River, with canals on the east and south, it can be fairly said, without infringing on the rights of others, that Dayton is the gem of all our interior towns. It possesses wealth, refinement, enterprise, and a beautiful country, beautifully developed.” The author makes this Dayton-ian proud to be a resident of the Gem City! Dayton Ohio Gem City

Ohio April Market Report

More homes are selling! The April Market Report in Ohio for single family, residential homes in Montgomery, Greene, and Warren counties shows HUGE changes. In April 2009 versus March 2009, the average sale price/listing price remained at 95%. The Real Living Realty average is higher, netting more money for the sellers represented (98%). The average days on market in April 2009 was 126, which is 41 days slower than the Real Living Realty average days on market (85).

APRIL 2009

  • Homes Sold – 613
  • Average Bedrooms – 3
  • Average Square Footage – 1,734
  • Average Listing Price – $130,625  
  • Average Selling Price – $123,480  (95% sale price/listing price)

There is no need for any products used in construction to be made from asbestos; yet over 3,000 work and home-based materials still contain this toxin.

A Down Market or a Great Opportunity?

I do realize that the fact that we are in a “down” or “depressed” market is somewhat old news at this point but I would like to put a bit of a positive spin on it at this point.

This market is GREAT if you love what you do. What I mean by that is as a real estate professional, your job is to HELP people buy and sell property. People need alot of HELP in this type of market and there is nothing more satisfying then helping that young family (who couldn’t afford to buy 2 years ago) buy thier first home or to HELP that home owner get out from underneath that bad mortgage. I think we as professionals have to embrace this opportunity to make a difference in peoples lives right now and welcome the fact that in doing so we will build more than just a Client-Agent relationship. While everyone has an opinion or formula on how to make money in the Real Estate business, what it comes down to is relationships. Build life long friendships and have life long clients.

Now is the time to build those friendships and have those clients for life.
