Ohio January Market Report

The January Market Report in Ohio for single family, residential homes in Montgomery, Greene, and Warren counties near Wright Patterson Air Force Base shows less homes sold in January than in December. The average sale price / listing price is 95%, which is 3% less than the Real Living Realty average (98%). The average days on market in December 2010 was 94, which is 13 days slower than the Real Living Realty average days on market (81). The average days on market in January 2011 was 99, which is 18 days slower than the Real Living Realty average days on market (81). The statistics show that Real Living sells homes quicker and for more money, resulting in a faster sale for the sellers represented and more money in their pockets.

  • Average Bedrooms – 3
  • Average Square Footage – 1,863
  • Average Listing Price – $134,595
  • Average Selling Price – $128,632 (96% sale price/listing price)
  • Average Days on Market – 94 (13 days slower than the Real Living average days on market)
  • Homes Sold Price Range $4,700 (Upper Dayton View) – $1,100,000 (Kettering – W of 48)

JANUARY 2011

  • Homes Sold – 369
  • Average Bedrooms – 3
  • Average Square Footage – 1,702 
  • Average Listing Price – $116,638  
  • Average Selling Price – $110,877 (95% sale price/listing price)
  • Average Days on Market – 99 (18 days slower than the Real Living average days on market)
  • Homes Sold Price Range $2,088 (Edgemont) – $620,000 (Oakwood)

Mortgage With a 500 Credit Score Now Possible!

Real Living Mortgage (a division of Wells Fargo Bank) now allows a borrower to get a mortgage with a credit score of as low as 500 on a fixed rate FHA loan. The following criteria applies:

  • Credit Scores 500 to 579 – borrower needs minimum 10% down payment. 
  • Credit Scores 580 to 599 – borrower needs minimum 5% down payment.
  • Credit Scores 600 and up – borrower needs the normal minimum 3.5% down payment. 
  • Low Debt to Income Ratios – 31% for housing debt and 36% for total debt.
  • Proof of 2 full months of housing payments (mortgage, taxes, and insurance) are required (cash in bank account after paying down payment and closing costs).
  • Seller contributions may not exceed 3% of the purchase price for any borrower with a score less than 600.
  • Gift funds are not allowed to count toward the down payment requirement for any borrower with a score less than 600.
